Without the Runaround
Entrance Fees
Belle Springs uses an entrance fee structure, with partially refundable and non-refundable options starting at $310,000. The entrance fee covers continual updating and reinvestment in the community and provides access to the community’s campus and amenities, as well as access to the full continuum of care at a 25% discount.
A portion of the entrance fee may be tax-deductible as a prepaid medical expense. Consult your tax advisor for your specific situation. Becoming a Charter Member enables you to lock in current, pre-construction entrance fees. They do not change once you’re a depositor.
Monthly Fees
Monthly fees start at $2,640 and cover housing, utilities, dining, housekeeping, transportation, and access to all campus amenities and services. Becoming a Charter Member depositor enables you to lock in monthly fees through 2029, our anticipated opening date.
A portion of the monthly fee may also be tax-deductible as a prepaid medical expense. Monthly fees are based in 2029 dollars, which is the anticipated year of opening.

The Charter Member depositor phase offers advantages available only to the founding depositors who commit during this early window before construction begins:
- Preferred pricing on entrance fees and monthly fees
- Locked-in monthly fees through 2029
- $1,200 discount off 2nd-person monthly fee (for 12 months)
- 25% Life Plan benefit discount
- Interest earned on reservation deposit (until occupancy date)
- Priority selection of floor plans and residence locations on campus
- Opportunities to personalize your future home with cabinets & countertops, paint, finishes, flooring, etc.
- Up to $3,500 moving cost allowance
These advantages recognize the depositors who help make Belle Springs possible. They are available only during the Charter Member depositor phase.
